Accommodation decides more than you think

Institutions treat accommodation as logistics. Families treat it as the answer to the safety question, and often as the deciding factor between two otherwise similar offers.

What families want to know

• Is a place guaranteed for the first year? A conditional "subject to availability" is read as "no".
• What does it cost, for how many weeks? A weekly rate without the contract length is not an answer a family can budget from.
• Is it supervised, and by whom? Particularly for students under eighteen.
• What happens in the vacation? A contract that ends between terms leaves an international student with a problem they did not anticipate.
• What if they do not settle? Whether a move is possible, and at what cost.

The honest version wins

If first-year accommodation is competitive and not guaranteed, say so and explain the alternative. Families plan around constraints; they do not forgive surprises after arrival, and a student unhappy with their housing in week three tells everyone at home.

A cheap improvement

Photographs of the actual rooms rather than the marketing suite, and the real total cost for a full contract. Both take an afternoon and remove more doubt than a campus video.
